Dear Mr Burke,

I hope you are well. I write about two small problems in the flat on Church Lane. Do you allow tenants to call a plumber directly, or do you prefer to send your own contact?

The kitchen tap drips at night and the sound does not stop easily. Does the building insurance cover minor plumbing work? I do not know the policy details, so I wait for your advice before I act.

Also the bedroom window lock does not close fully when wind pushes hard. Do you think this needs urgent repair before winter? I do not feel safe leaving the window open even in daytime.
