Subject: Update on our flat hunt

Hi Mara,

Thanks for asking about the apartment search. Tom and I have looked at six flats since March, and we have learned more about the city than we expected.

We have visited two studios near the river. One owner has refused pets, so we have crossed that option off our list. The second flat has had beautiful light, but the rent has exceeded our budget after agency fees have been added.

Last week we have toured a one-bedroom place in Greenfield. The landlord has renovated the kitchen, and neighbours have seemed friendly when we have stopped to chat in the hallway. We have submitted documents, yet we have not received a final answer.

Our estate agent has explained that demand has increased this season. Many applicants have offered references quickly, and landlords have chosen tenants who have provided guarantors. Tom's employer has written a letter we have attached to every application.

We have also searched online groups where tenants have posted warnings about unreliable agencies. That advice has saved us from one viewing that previous renters have criticised strongly.

Financially we have prepared a deposit and the first month's rent. We have reduced restaurant meals, and we have sold furniture we have not needed since the temporary sublet has ended.

If this application fails, we have identified two backup flats near the tram line. Commuting time has mattered because Tom has started an early shift at the hospital.

I have felt stressed sometimes, but the process has also clarified what we want. We need quiet evenings, space for a desk, and a landlord who has responded to messages promptly.
